  • Scope includes full site development of 4.5 acres, including site amenities, water’s edge enhancement and vertical construction of a parking garage and apartment building.
  • Development includes a club room, fitness room with separate yoga room, outdoor pool with grilling stations and shuffleboard, rooftop balcony, observation deck viewing the river and a kayak launch. The residential structure is built around a 5 ½-level precast parking garage. Both structures are supported by a deep foundation comprised of 779 concrete piles and a mix of CMU walls, grade beams and elevated concrete tie beams. Wood frame construction continues above the foundation systems up 5 levels with a flat TPO roof spanning the entire building. The exterior materials include brick, fiber cement panels, fiber cement siding, metal panels and cast stone. The overall dark color scheme as well as the black window frames and railings give the building an industrial feel to match the current downtown vibe.
